Tenant Find Only Service:

  • If Forest Property Management is your chosen agent to find your tenant, we offer this service at a competitive rate of 9.0% of the total value of the rent.
  • If landlords require Forest Property Management & Lettings to simply find the correct tenant for the property and hand the management back to the landlord this is welcomed. Let us take care of the advertising of your property and finding your tenant, ensuring they are suitable and then where requested hand the property back to the landlord complete with tenant to be managed by the landlord. We will remain in close contact thereafter for advice and support free of charge. 
  • The first and most important step is to promptly find a suitable tenant to rent your property. Having met with you the landlord and visited your property, we will recommend a rental value and provide you with an introductory package to include all relevant legal requirements and legislations for landlords along with costings and our annual fees. Any questions you may have can be addressed at this point.
  • At forest Property Management & Lettings we undertake tenant find and seek using our partner agencies where possible and our own bespoke informative website. Of course, as a business wanting to move property as fast as possible we in addition to this use the most popular marketing platforms Zoopla and its sister website Prime Location or Rightmove, ensuring your property is as visible as can be on the current rental market. 
  • We are lucky enough to exclusively bring to the market a website that features direct feeds from our website onto our partner platforms Zoopla and Prime Location or Rightmove. This enables us to transfer property advertisements placed on our website immediately and directly onto these national databases making them instantly visible, crucially avoiding unnecessary time lost duplicating information. 
  • Having found a suitable prospective tenant, we will undertake reference checks using our partner referencing services, making the reference process as smooth and reliable as it can be as well as giving you peace of mind at the same time in knowing that this process has been undertaken with a reputable provider. 
  • Forest property management will collect the rental payment for as long as agreed within the contract and deliver tenancy agreements with inventories, gas safety certificates and electrical safety certificates to landlords and tenants doors.
  • Being a virtual and mobile letting agent and property management service we have the flexibility required for keeping our costs low therefore transferring benefits of this where possible through to our perspective clients and tenants. You don’t bring the paperwork to us, we bring it to you!!
  • The letting agent will ensure that the property meets legislative requirements I.e. it has a gas safety check and electrical safety certificate upon occupation and annually thereafter for gas. We will ensure the property is fitted with working fire alarms and we will make arrangements for this to be undertaken.
  • The Tenancy Deposit Scheme (TDS) will be used to ensure your tenants deposit is held securely and under the terms and conditions of the scheme protecting both landlord and tenant should any discrepancies arise, supported by the inventory completed on the tenant’s arrival/departure.
  • Here at Forest Property Management we feel it is important to make your new tenants feel welcome and we will be there to ensure the smooth running of the moving in process and will provide a personal greeting on your behalf whilst completing the check in documentation at no additional cost to you or your tenants. 

Tennant Find & Rent Collection Only Service

  • This service is very simple; it offers the all that the tenant find only service offers with the added value of continued rent collection across the duration of the contract. We offer this service at a competitive rate of 10% of the total value of the rent taken
  • There is no further property management included within this service, however Landlords wishing to have the full management of the property taken over can upgrade at any time during the contract.
  • The property is marketed and the tenant is introduced into the property following all the necessary checks being undertaken and documentation completed.
  • Forest Property Management & Lettings will then continue to collect the rent by standing order monthly and transfer this directly to the landlord minus fee’s.
  • This service includes the follow up of non-rent payment should this occur and the serving of notices should this be necessary.
  • This service includes the arrangement of new contracts for existing tenants when they are due or seeing the tenant out of the property at the end of the tenancy agreement, checking of inventories and advising the tenant of how to register for release their deposit paid into the Tenancy Deposit Scheme.

The Full property management Service:

  • If Forest Property Management is your chosen agent to manage the property, we offer this service at a competitive rate of 11.0%.
  • If you have chosen the full property management service, this encompasses everything included within the find and seek service along with the additional benefits of having the property fully managed.
  • This includes additional benefits that differ from other high street letting agents with no hidden charges or fees. Details of these additional benefits can be found in “What makes us different…”
  • Forest property management & lettings will prepare the property for the rental market by offering advice to the landlord where adjustments or property modernisation I.e. a repaint may benefit the property by increasing its rental value.
  • The letting agent will ensure that the property meets legislative requirements I.e. it has a gas safety check and electrical safety certificate upon occupation and annually thereafter for gas. We will ensure the property is fitted with working fire alarms and we will make arrangements for this to be undertaken.
  • The full management service offers peace of mind that preparation for tenancy, emergency callouts or emergency repairs are arranged but most importantly ensuring the tenant is safe, secure and comfortable within your home.
  • You as the landlord can feel confident that your property is in experienced, professional hands.
  • You will receive a detailed monthly statement with a breakdown of any maintenance, or emergency repair fee’s which you will receive an invoice for. The remaining balance from the rent collected will be transferred to you promptly via bank transfer.
  • Any remedial repairs can be undertaken by Forest Property management & lettings in house builder to the value of £250 and will be invoiced at the end of that month. This saves unnecessary liaison with our busy landlords unless specifically requested and written into your contract.
  • Block management for property investors and developers wishing to rent multiple properties all under one roof is available.
